From my professional perspective, it appears that the Orange County, California real estate market is is at the bottom of a "U".  Signs indicate that prices may start to go back up; in fact, the median sales price for homes in our county posted the first month-to-month increase from January-February 2009 in over eight months.  Although this by no means indicates a trend reversal- this is still most definitely a "buyer's market", it also means that buyers expecting to make offers of tens of thousands under the asking price are going to be disappointed.  Industry talk indicates multiple offers situations and properties entering escrow above list price.
